When you’re ready to build out your shell building, you want a general contractor whose expertise is second to none. Below are some great questions to ask of a prospective general contractor. For your protection and to assure a great working relationship with your contractor, all answers should be “yes.”

• Are you fully versed in OSHA and HIPAA regulations and provisions of the Americans with Disabilities Act?
• Do you have long-term relationships with subcontractors?
• May I review all subcontractor bids?
• Do you understand the importance of minimizing sound in many types of offices?
• (Sound reduction should be common knowledge and shouldn’t be costly).
• Are you knowledgeable about the terminology in my industry?
• (specifically for dentists): Have you ever attended a dental education program?
• (specifically for dentists): Do you have any relationships with dental equipment
companies?
• With which financial institutions do you have relationships? Are you financially
astute?
• Can you help me build a facility that will earn money?
• Will you correct your mistakes quickly and without undue inconvenience or cost?
• Will you be there a final walk-through?
• Do you use the AIA 107? (This document, the “Abbreviated Standard Form of
Agreement Between Owner and Contractor for Construction Projects of Limited
Scope Where the Basis of Payment is a Stipulated Sum,” is copyrighted by the
American Institute of Architects and is an industry standard that protects both
